Felt like a home away from home. The location is perfect, central to everything but quiet and peaceful. Walking distance to great food spots, grocery stores, bath houses, and super accessible to all the sites in Kyoto and public transportation. The inn has a communal vibe, so you have access to a well-stocked big open kitchen with free tea service, and dining area which makes it feel like family at meal times. The heat, water pressure, and wifi worked perfectly. Free access to bikes. Safe and private for solo female travelers like myself. There's even an area with free second-hand clothing in case you need an extra layer. Everyone respects the quiet of the building so it doesn't feel like loud hostel situation. Tadashi was lovely, the perfect host in all the ways- good-humored, helpful, kind, responsive, warm. I can't say enough good things about my stay. I only hope that I can return again very soon.

Great place in a beautiful area. The place itself is roomy and is perfect for 4-5 people. The entire place was squeaky clean and organized. The shower is awesome with a nice bath if needed. Great amenities to cook if needed (cooked wagyu a few times). Easy access via elevator or stairs to your room. Nearby trail for running and biking. River for sightseeing. ln a prime area near many train stations to get you to other cities (Keihan Line is a 5 minute walk and Kyoto Station is a 15-20min walk). Small businesses nearby for food and drinks. Host was pleasant and responsive when needed. Overall, this is a diamond find and highly recommend to others if you're staying in Kyoto.

Great host: responsive on text msgs, provides free fruits/snacks everyday. Perfect location: quiet, so close (5 mins walk) to department stores, shopping streets, restaurants, etc. Great facilities especially the kitchen, which has everything I need with clear instruction. I would come back to this Airbnb if I visit Kyoto again.

l'appartamento è molto piccolo ma ha tutto il necessario per un soggiorno per 2 persone, i dintorni sono bellissimi, tranquilli e con tutti i servizi a portata di mano, praticissimo per raggiungere tutti i punti di interesse della città, Yoshimi è stata un host cordiale e amichevole consiglio sicuramente

Posto tranquillo e un po' piccolo per 2 persone con le valigie, eravamo stati avvertiti subito comunque quindi nessun problema. C'è tutto il necessario e la proprietaria ci ha accolto personalmente e spiegato ogni cosa. Molto simpatica e gentile.

大阪から近場を選び連泊のお安さに惹かれてこちらにしました。 ミシガンクルーズ、クラブハリエ、イオンでぶらぶらとゆっくりした夏休みを過ごしました。 大人2人子供1人と十分なスペースでした。近くにレトロ銭湯が1分以内にありゆっくりお湯に浸かりました。 朝は近くの喫茶店や車で5分の湖畔モーニングに行ったりしました。車ですぐに何でもありました。 気温が暑過ぎて近場の散策などまでは出来ませんでした。 ２日目もお部屋のお掃除迄して頂き何時も清潔なお部屋で気持ち良く過ごせました。本当にシンプルですがそれが返って清潔でした。子供はプロジェクターでYouTubeを見たりまったりと過ごしました。 お心遣い迄ありとても気持ちの良いオーナー様でした♪本当にありがとうございました。

祇園の街中にありながら、静かで過ごしやすい宿でした！ワンコにも優しくて、有り難かったです。エレベーターがないので、重いスーツケースやペットカートの方はご注意下さい。自転車置き場もありがとうございました！

We loved the apartment. Awesome location with many restaurants right across the river. So close to the train and bus stops, and a convenient store right around the corner. The neighborhood felt extremely safe with people walking around all the time even at night. Everything was super clean and a unique more traditional Japanese set up with the dining table and traditional shower. I would stay here again in a heart beat. Thanks for having us!

great place and beautiful surroundings

Great location. Super walkable to many beautiful locations in Kyoto! Gion-Shirakawa Viewpoint is super beautiful and it’s only a few mins away and same with the busy street on Shijo or Kamo River or Saiseki Dori Steet. If you want to do some shopping, there are also Uniqlo, GU and more. I arrived around dinner time and the check in was super easy. The place was soo clean. The sheets were new. Bathtub was really nice. Great to have wash machines inside the unit as well! It is close to the busy area but not so close to hear all the noise at night! Very quiet neighborhood. Overall, awesome stay! Would love to come again!

It was just perfect. The area was lively during the day and then quiet again in the evening. There are two train stations right next door, which makes you very flexible and means you can get into the city quickly. You should be aware that there is a railway crossing nearby that makes a bit of noise, but that wasn't so bad for me. If I lived in Kyoto, I would definitely be very happy living in this apartment. If I come back to Kyoto, I will book the same apartment again.

Taketo’s place was great and perfect for our family of four. We wouldn’t hesitate to book again. Taketo was very friendly and responsive - and willing to accommodate any additional requests we had. We met him one day we were around during working hours and his English is fantastic, too. It’s a great bargain for staying near Kyoto. It’s about 45min to most of the main attractions, but the train is like a 5 minute walk away. Be sure to check out Zuishin-in next door, it’s gorgeous.

Eri-san was really helpful and checked in to make sure everything was comfortable. The area is close by the station while also being far enough from all the chaos of tourists. Although there are tracks nearby, the train passes smoothly without disturbance. It also makes for comfortavle viewing if you enjoy watching trains passing by. There is also a wonderful view of the river from the area which at night illuminates the sky and lighting along the way. The space is good and the surroundings are peaceful, I would like to stay again. Be aware though that due to Kyoto's accomadation tax, it will be 200円 a night extra. That unfortunately is out of the control of the owner and is more so on the local government. Aside from that one drawback, I can definitely reccomend for the stay. Aside from other places that offer a stay and the room feeling stale, the room decor is cozy and feels lively. Full marks for the wonderful space and area. For hosting us, Thank you.

My first time using Airbnb in any country The gentleman were very helpful and actually stood outside, so the taxi driver could find the place to help me. I’m a senior… very kind and generous. The place was just right for me to sleep, have my food and take a shower… I spent a lot of time walking. It was very easy to get to everything I needed on foot… wonderful!!!! I plan on coming back and staying here! I recommend it to anyone who wants to enjoy Kyoto in a central location and is very peaceful. I had one initial personal issue and the gentlemen did respond and solved it promptly Thanks 1 million I look forward to stay in your sweet petite apartment again for a longer time period I wish you continued success! You are doing a terrific job (I’ve been a landlady for 26 years, so I know what wonderful hosts are and you are that!)

Yoshimi san was the absolute sweetest host! She welcomed us in and showed us around the place at check-in. The apartment was as beautiful as the listing and I'm glad we chose this place as our base in Kyoto. I'd stay here again!

Great place however wasn’t aware washing machine and dryer was paid and shared. Also had to pay 200pp/night for accommodation tax

A lovely place to stay. The area to the north (Gion) was beautiful, though expensive and very full of westerners. The areas to the west and south were simply lovely though. Especially walking along the river and canal at night.

We had a wonderful stay, Seth offered recommendations for the local area and was very responsive to any questions. The house itself was perfect for our stay with older children. The rooftop bath was a beautiful way to finish the day with the Kyoto skyline as my view! Would definitely love to return if we are ever back in Kyoto.

A very nice location to stay at while in Kyoto. Only about a 15 minute walk from Kyoto station and Sanjo metro station only about a 3 minute walk giving you an easy connection to the rest of the city. The wooden cypress bath was so relaxing and nice to soak in after a long day of walking. The outdoor bath was also very nice but being 6'2" (188cm) I couldn't really sit in it comfortably for too long. The apartment has basically everything you may need during your stay and check in was very straightforward and easy. Highly recommend!

Nori and Fumi were absolutely amazing, from the beginning to the end! They even received our luggages ahead of time and picked us up from the train station. The apartment was beyond our expectations; the bed was so comfortable and the biggest one we had in Japan, spacious living space and kitchen. The ability to do laundry was just icing on the cake! Breakfast was served every morning and it was delicious! Nori gave us an option of doing a traditional Japanese or American breakfast at the cool cafe. The location was right outside of the chaos of Kyoto but very close to the train/bus, restaurants, conventions stores, etc. Fumi took us to a local spot every morning and dropped us off closer to where we wanted to be and gave us recs! The experience with Fumi and Nori was just invaluable. We long to come back and visit them as they are just the most wonderful humans! It was great getting to know them and making new friends in Japan; they added so much to our trip. Thank you so much
